THE PROCESS
This is an outline of the Services that can be provided by the Practice. Full details of the Practice's services along with the terms and conditions will be specific to your project. They will be itemised and agreed with you by the Practice upon appointment.
You can commission the Practice for any of the stages you need for your project.
The RIBA PLAN OF WORK 2020 sets out the key stages of a construction project from conception to completion (see: www.ribaplanofwork.com ).

The Practice's Services are based on the RIBA Plan of Work 2020 - RIBA Work Stages 0-6 which are:
STAGE 0/1 - PREPARATION & BRIEF
This is the most important part of the project and where the Practice can add the most value.
The Practice will undertake some preliminary appraisals to assess the options and feasibility of the project. This can range from a sketch design solution to a full feasibility study and will enable you to decide on the best way forward.
The Practice will identify the need for any approvals and other consultants, most commonly a structural engineer.
STAGE 2 - CONCEPT DESIGN
Using the initial project brief the Practice will develop outline proposals. This could range from one to a a number (depending on each project) of initial concepts for you to choose from. The Practice will also liaise with local planners as a priority.
The final design brief aims to reflect your aspirations and provide you with a home that adds value and improves your quality of life.
STAGE 3 - SPATIAL COORDINATION - DEVELOPED DESIGN (PLANNING)
The Practice will spend more time at this stage transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs.
Once agreed, between you, the design proposals will then be submitted for planning approval, if required.
STAGE 4(A) - TECHNICAL DESIGN (BUILDING REGULATIONS)
The Practice will now prepare the technical drawings and documents and coordinate the other consultants information (e.g., structural and energy information) for submission to Building Control for Building Regulations approval.
STAGE 4(B) - TENDER INFORMATION
In addition to the Stage 4(A) Technical Design information prepared for Building Control, the Practice can now prepare more detailed information and specifications and/or a schedule of works that will be used to price the tender and construct the building.
STAGE 5 - MANUFACTURING & CONSTRUCTION
Although many Client's decide to work directly with their appointed builder/contractors, the Practice can administer the building contract throughout the Construction Phase with your builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost and value the works (in consultation with any appointed Cost Consultant) and certify payments due to the builder.
STAGE 6 - HANDOVER & CLOSE OUT
When the project is ready to handover the Practice will inspect and value the works (in consultation with any appointed Cost Consultant) and issue a certificate.
The Practice will be available after handover and during any defects period to arrange for certifying the final payment.
